Rental Qualifications
It is the applicant’s responsibility to read and understand the following information:
We seek high-quality, long-term tenants.
We are committed to equal housing and fully comply with the Federal Fair Housing Act (FFHA). We do not discriminate against persons because of race, color, religion, sex, handicap, familial status, national origin, or age. We comply with all federal, state, and local laws.
Communication Requirement: We minimize phone calls and communicate via text for efficiency and documentation. By applying, you agree to do the same.
Applying does not automatically constitute application approval. Applicants must submit to and comply with our screening and background check process, or their applications will be rejected.
Application Requirement: Anyone over eighteen who plans to live in the unit must complete a separate application and pay a separate application fee. Applicants should only complete an application for themselves and not for anyone else. Each applicant must have a unique cell phone number and email address. Cell phone numbers and email addresses cannot be shared between applicants.
Application Fee: $45.00 per applicant, $45.00 per co-signer if necessary. Application fees are non-refundable.
Income: Gross monthly household income must be three times the monthly rent. For example, if the rent is $1000, the gross household income must be $3000.
Income Verification:When an application is submitted, copies of the last two months' pay stubs showing income must be uploaded.
Employment: We require a verifiable employment history of at least the past two years without any gaps.
Identification: A full-color picture of a valid government-issued photo ID must be uploaded when an application is submitted.
Address History: We require a verifiable address history of at least the past two years without any gaps.
Co-signer Requirement: A co-signer may be required if an applicant doesn’t have employment or address history for at least the past two years without any gaps.
Credit Score: Minimum credit score of 500, no collections for unpaid utility bills. For example, electricity, water, or gas.
Sex Offenders: No registered sex offenders.
Domestic Violence: No convictions for domestic violence.
Felonies: No felony convictions for illegal manufacture or distribution of a controlled substance or felonies resulting in bodily harm or intentional damage or destruction of property. Other felonies may be considered on a case-by-case basis.
Evictions: No prior evictions.
Broken Leases and Collections: No broken leases or outstanding collections from previous landlords or property management companies.
Landlord References: No negative landlord references, including late rent payments.
Bankruptcies: No open bankruptcies.
Rent: The first month’s rent is due on the move-in date. Then, rent is due on the first day of the month and must be paid on or before the fifth. Late fees are automatically applied to unpaid rent on the sixth. We do not waive late fees, and we do not make exceptions.
Security Deposit: The full security deposit is due immediately upon lease signing.
No Discounts: The monthly rent and security deposit amounts are firm and are not negotiable.
Payments: All payments must be made online via our safe, secure, and encrypted website, www.hpmwichita.com. This requires a checking account, savings account, credit, or debit card. Every payment is subject to a $2.49 convenience fee. Our third-party payment processor charges a 4% transaction fee for credit and debit payments. To avoid the transaction fee, make payments with a checking or savings account via ACH/eCheck. We do not accept cash, we do not accept payments in person, and we do not accept rent payments via mail.
Maintenance Requests:All maintenance requests must be submitted in writing electronically via the tenant portal on our website, www.hpmwichita.com.
Occupancy Limit: No more than two occupants per bedroom, excluding infants under one year and no more than three unrelated adults in a unit.
Utilities:All utilities that are the tenant's responsibility must be transferred to the tenant’s name, effective on the move-in date. Proof of confirmation must be provided before keys and access to the unit are given.
Smoking: No smoking is allowed inside or outside our units.
Lease Duration:All leases have one-year minimum terms that renew in one-year increments unless specified in the listing or when a lease is offered. We write leases that expire in the spring and summer, not the fall and winter. We do not offer month-to-month leases.
Pets:If pets are allowed, a non-refundable pet fee of $300 will be due for the first two pets and $150 for each additional pet. The rental listing will note the dog breeds that are allowed. Applicants must submit a picture of themselves with each pet with their application.
Office Location:Harmon Property Management doesnot have a physical office. We travel to tenants, property owners, and their units when necessary.
Showing Requirement: All applicants must attend a showing of the unit before their applications will be acknowledged and processed.
